The SELLER undertakes to undertake, in good faith and at its own expense, as soon as possible following the lifting of the conditions of an accepted promise to purchase, all steps to present and have accepted a promise to purchase on a property according to its criteria and financial capacity, and to fulfill all its conditions, excluding the signing of the deed of sale at the notary's office. If the SELLER fails to fulfill this condition and wishes to cancel this promise to purchase for this reason, it must notify the BUYER in writing within 90 days of the lifting of the conditions. The promise to purchase will become null and void upon receipt of this notice by the BUYER. If the SELLER fails to notify the BUYER within the time period and in the manner provided above, it will be deemed to have waived this condition.
